The head lease of Brisbane’s pioneering Archive Beer Boutique has been listed for sale on behalf of Queensland’s Aushotel Group.
Aushotel has appointed CBRE Hotels National Pubs Director Paul Fraser to steer the sale, providing an opportunity to secure a landmark inner-city watering hole in Brisbane’s West End.
Fraser noted: “Archive has been a pioneer in Queensland’s craft beer market. The decision 10 years ago to launch Archive as a pure craft beer offering was courageous but it has been instrumental in differentiating this asset in the marketplace.”
The property is situated in the centre of Boundary Street in Brisbane’s tightly held West End precinct.
“This location, combined with the asset’s size, scale and long tenure, presents a compelling opportunity and we believe the sale campaign will generate considerable buyer interest,” Fraser said.
The two level, newly renovated venue spans 1,419sqm and includes the main food and beverage operation as well as the Loft Bar – a function-based business on the upper floor which provides flexibility and additional revenue streams.
Aushotel Managing Director Jim Davies said: “Archive was Brisbane’s first and largest craft beer bar which continues to stand the test of time. Many of our great craft brews have all had their start and gained exposure and volume through Archive. Archive is still a significant volume driver for many craft brands on the market and has never poured a “mainstream’ beer on tap.”
Fraser added: “The sale provides the opportunity for an incoming operator to tap into the continued evolution of the city’s craft beer market via a long-term, 31-year head lease over a building situated on one of Bisbane’s fastest-growing suburbs.”
The asset comes with a full commercial late trading liquor licence (until 2am) with the ability to have three detached bottle shops within 10km. It is located opposite the billion-dollar West Village precinct, which is currently under construction
as part of the ongoing urban renewal of Brisbane’s West End.
The Archive Beer Boutique is being offered for sale by way of an Expressions of Interest campaign closing May 27, 2021, unless sold prior.
